Responsible for the overall technical operations, maintenance, safety, and engineering services of a premium residential property. Key responsibilities include:
- Manage MEP systems including electrical, HVAC, plumbing, STP/WTP, fire & life safety, DG, lifts, BMS and other building services.
- Ensure preventive and breakdown maintenance is carried out effectively and within defined timelines.
- Monitor AMC/CMC contracts, vendors, service quality and technical compliance .
- Lead the technical team, allocate work, monitor performance and ensure 24×7 emergency response.
- Ensure compliance with statutory requirements, safety standards, inspections and authority regulations .
- Monitor energy and utility consumption and identify opportunities for cost and energy optimisation.
- Coordinate with residents, facility management, developers, consultants and contractors for technical complaints and rectification works .
- Review technical reports, quotations, BOQs and proposals and provide recommendations for CAPEX/OPEX works .
- Maintain technical documentation, asset registers, maintenance records and SOPs/checklists .
- Plan and execute major repairs, refurbishment and improvement projects while ensuring minimal disruption to residents.
- Conduct regular inspections of common areas, plant rooms and critical equipment to ensure asset reliability, safety and service standards .
- Support the Property Manager in maintaining a high-quality, safe and reliable living environment expected in a premium residential development.
