Overview:
- Taking complete ownership of the financial model of the real estate mega projects in the region.
- Financial modelling, cash flow projection and investment analysis for real estate projects using DCF method.
- Preparation of Financial Statements (CF, P&L and Balance Sheet) for real estate adhering to the relevant financial reporting standards and local/regional compliance.
- Calculation of return analysis and other financial performance indicators to prepare the investment memorandum.
- Run the various sensitivity and scenario analysis to mitigate the potential risk.
- Financial due diligence of real estate mega projects.
- Advanced Excel skills. VBA is added advantage.
- Excellent analytical skills.

Professional Competencies
- Create a dynamic real estate development model in MS Excel using DCF method. Prepare all financial statements with financial reporting standards.
- Excellent understanding and modelling skills of various development strategy for a masterplan megaproject (self-development, land sale and land lease to sub developer)
- Excellent understanding to run the optimal capital structure of a real estate investment including detailed financing structure with refinancing flexibility.
- Develop the various partnership models in real estate sector including JV with private developer (promote structure using cash flow waterfall model).
- Excellent understanding and modelling skills of a real estate fund model.
- Excellent Knowledge and understanding of various local/GCC compliance law (VAT modelling, escrow modelling for UAE and KSA).
- Able to run the sensitivity and scenario analysis of the real estate investment to mitigate the potential risks.

Experience:
- 4-6 years’ financial modelling experience in MS Excel for the regional projects.
- Previous technical background in real estate financial modelling.
Education Qualifications:
- Master’s degree in real estate / finance / business.
- FMVA certification is added advantage.
