About the job
About the company Our client is a law firm. The role Raydar is recruiting for this role on behalf of our client. Take property deals from the first term sheet stage through the final post-closing steps, preparing and negotiating the agreements, checking title and property records, and keeping the many parties aligned. The position carries direct client contact and real responsibility for each file, with considerable independence under supervision. What you'll do - Prepare and mark up sale contracts, business leases and lending paperwork for property transactions. - Vet a property's ownership history and physical condition by examining title documents, boundary maps and public records, then resolving any problems found. - Steer each matter from its early-stage term sheet to the closing table, liaising with client representatives, the other side's attorneys, financiers, agents and escrow providers. - Counsel clients on the local planning and permitting rules that bear on a deal. - Put together the paperwork that lets a deal fund and record, keeping escrow moving and clearing open items once the funds change hands. Requirements What we're looking for - Commercial real estate transactional experience. - Solid command of the core paperwork in property deals, including sale agreements, business leases, loan instruments, and the title and boundary-survey side of a file. - Understanding of how municipal planning and approval procedures operate in the state. - Capacity to run a file from first draft of terms to completion with limited oversight. - Licensed to practice law in the state and in good standing with the bar. Bonus points - Exposure to the financing and ownership side of property deals. - Familiarity with regional property practice, such as local title operators and county filing norms. - A stable work history. Benefits Compensation and benefits - Base salary: $190K to $240K per year - Health, dental and vision coverage - Disability coverage - Employee assistance program - 401(k) retirement plan - Student loan repayment assistance - Paid parental leave - Flexible time off - Quarterly production bonus and year-end discretionary bonus Location and work model - San Jose, Pleasanton or San Mateo, California, United States - Primarily on-site, 3 to 4 days per week in office, with some hybrid flexibility - Full-time
